Challenges and Solutions of Affordable Housing with Alternative Building Technologies & Compliance to Price Competitiveness

Abstract


With the rising population & increase in urbanization, there has always been a high demand for housing. Since many of the young generation & other people travel to metropolitan cities for better job opportunities, there is always a scarcity of affordable housing. Major population of our country is either or below the lower income group. The market forces deliver houses to middle and higher-income groups since they are marketable. The gap between the supply and demand of affordable homes for low-income groups is escalating since it is impossible to develop homes within their reasonable limits for this housing segment. However, the annual impacts of affordable building construction and operation in India include 40% of India’s energy use; more than 30% of carbon dioxide production; more than 40% of wood and raw materials; more than 30% of water usage, and 20% of solid water. So, the Indian government has started an affordable housing scheme as well as looking for alternative solutions like better & improved technology, eco-friendly construction materials, etc. along with a pilot project collaborating with public & private partnerships for a better economic boost in the states of Delhi, Haryana, Maharashtra, West Bengal, Andhra Pradesh & Telangana.
In this study, a prototype model for the construction of affordable housing by using alternative building techniques that are more eco-friendly and green; for increasing access to buildings by low-income people is proposed. It is possible to achieve this by utilising efficient planning and project management, locally available materials, eco-friendly green construction technologies, and alternate construction methods. However, because green technologies can require a significant initial investment, there are alternative economic solutions available. The purpose of this research is to identify challenges in various stages of development of an Affordable Housing project and to assess the applicability of those identified Alternative solutions through appraisal and cost.
