Evaluating Rental Cost and Housing Ownership Affordability Criteria of Middle-Income Group in CBD-Tejgaon Residential Area Dhaka

Abstract


Dhaka as a megacity, exposed to an array of substantial urban problems where the urbanization process is closely integrated with affordable housing crisis. Acknowledging that in recent years 'housing affordability' has become a complex issue that commonly used a term for summarizing the nature of the housing difficulty in developing city like Dhaka where almost 90% structures in RAJUK area is being used for residential purpose. Housing is a key factor in making Dhaka Metropolis a sustainable, affordable, and liveable city. While the genesis of this problem lies in the development of housing and related infrastructure which hasn’t yet cope with the growth of population and their financial eminence as well. At this point housing financing system in respect of owning a dwelling unit against of reserve resources, capabilities, or government initiatives are not adequate to resolve the ever-increasing housing problem. Further investigation revealed a gap co-existing with housing demand and supply, becomes wider. The objective of this study is to reveale the impact of government minimal interest housing loan approach according 8th national pay-scale intended to avail sustainable affordability on housing status in comparison to income-expenditure motive. Following this objective, the study explores the nature of rental housing affordability criteria under public and private sector as well as chronological strategies and policy that Government of Bangladesh is pursuing generally focus on the question of housing affordability of middle-income group.
