Challenges and Opportunities of Implementing Lean Design in the Construction of Real-Estate Projects

Abstract


This paper explores the application of Lean Design (LD) in the context of real estate construction in India, acknowledging the sector's significant contribution to the country's GDP. The study identifies challenges the construction industry faces, emphasizing the need for improved efficiency. Adapted from manufacturing, LD principles are proposed as a transformative approach to reduce waste and enhance project outcomes. The paper delves into the complexities of the Indian construction industry, discussing regulatory issues, fluctuating material costs, and the intricate dynamics among stakeholders. Through a comprehensive literature review and case studies, the research highlights the potential of LD in addressing challenges and improving outcomes. Barriers to LD implementation are identified, including a lack of awareness and uncertainty in the supply chain. The paper concludes with actionable recommendations, stressing the importance of stakeholder education, strategic supplier partnerships, and nurturing a culture of LD throughout organizations to ensure its successful implementation.
