A Fieldwork on Valuation Techniques for Property Acquired by the Government for Rehabilitation and Resettlement Purpose
Abstract
Abstract - Governments in the developing world are acquiring private property from property owners for infrastructure project of public interest. Govt. authorities have to valuate the financial compensation value of such property to be awarded to the property owner. This real estate property valuation process has been considered as one of the cumbersome task as it involved many Govt. rules, laws and social obligations. The real property to be valuated from various dimensions such as commercial, agriculture, semi-urban, urban and rural area. The objective of this paper is to review the literature and design a framework for building expert system prototype. This prototype expert system aims to help Govt. authorities to valuate the real estate property and carryout rehabilitation and resettlement process to be undertaken by the government by elaborating various terms and conditions applicable for land owners which is very critical.
